The next step is your choice of real estate agent. Itis important to investigate the real estate agent’s ability to find potentialbuyers as well as the real estate agent’s skills and commitment to defend theclient's interests.
Ask about realestate agent’s skills, how the real estate agent markets their homes, againstwhich customer groups and countries they are marketed, what websites they useetc.
We always offer a complete marketing plan where wehave the greatest focus on you as a customer, and we will always keep youinformed and up to date throughout the process.
Preparation
Once you have made contact with the real estate agent you want to work with, itis important to prepare all the necessary documents needed to make the sale,such as title deeds, taxes and fees, bills on electricity and water etc.,
themore documentation the real estate agent can get the better. In this way we canalso check against land records that everything is legal in your property andwe can go to the notary meeting without any problems.
If we were to discoversomething that is not correct, we will of course help to correct the errors. Hereit is also good if you inform the real estate agent if you know of any defectsin the property for material reasons that we need to inform speculators about.
Our buyers expect clear and honest information aboutthe home, which also creates an advantage for you as a seller a little later inthe process. If everything is in order from the beginning, the risk of remorseand problems decreases during the actual time of sale.
At our first meeting, we talk through yourexpectations of the sale and the price that we estimate for your particularproperty. We work extremely hard to ensure that the price is right and attractiveand fair.
Too high a price from the start can scare away speculators and onlyhelps ensure that your property will be unsold on the market for a long time.We have good knowledge of market prices in our areas and
together with you as aseller we always come up with a suitable starting price.
According to Spanish law, we must establish a contractof engagement whereby we have an approval from you as the owner and seller tomarket and show your house. An agreement therefore makes it clear to both partieswhat our mission looks like and thus prevents any future misunderstandings.
Marketing
We take high quality images and make descriptive texts to market your propertyas fairly as possible. Once we have done all this work, we will send thedossier to you for approval.
We promote your property on our own website as well asmany different web portals around Europe and here we work closely with manypartners to help us market on their respective websites so it will be a goodeffort to attract speculators.
Exclusivity
Yes, we work with exclusivity in cases where we see that there is either adesire from you as a seller or in cases where we see that it is appropriate. Inexclusivity, we develop a unique marketing plan with a strategy tailored toyour particular property.
In some cases, we do not publish your item directly,but first turn to our speculator register where we have customers who havegiven us the task of looking for specific accommodation. It can also beincluded in our exclusive e-mails to our customers.
Viewings and contract
We always announce in good time that we want to come with a speculator so youcan prepare the house. We do not do pleasure viewings. We ensure that thespeculator has funding ready and they can pay 10% hand-over directly if youagree.
If there is bidding, it goes through the real estateagent and if you then finally agree on the price and what is to be included, wefirst write a reservation contract and reservation fee of 3,000 – 6,000 eurosis paid directly, and your property is
removed from the market. Then thepurchase contract is signed where the date of entry is determined, andeverything is ready for a notary meeting.
Access
The day before the notary meet, we always do inspection, and we check that theapartment is tidy and clean and everything we agreed on what to include is inplace.
The buyer is always interested in as muchdocumentation as possible about your property so present all documentation.
At the notarial meeting, the presentation of liquideviction, payment of the residence and the signing of the title deeds andfinally the handing over of all keys are then presented.
